In March 2024, the National Association of Realtors proposed a settlement in a class action lawsuit with home sellers that will result in TWO major changes to the way residential real estate agents operate. 1) Elimination of the Co-Op Fee in the MLS. 2) Agents must have a signed representation agreement with a buyer before showing the first house.

Here is the text from the 4 page Settlement Factsheet posted by NAR on March 15, 2024.

1.  NAR has agreed to put in place a new rule prohibiting offers of compensation on the MLS.

2.  MLS participants working with buyers must enter into written representation agreements with those buyers before touring a home.
